Your COE helps establish eligibility and available entitlement.
Income, credit, debts and assets are part of your lender’s review.
Property, appraisal and occupancy requirements matter, too.
Veterans, active-duty service members, certain National Guard and Reserve members, and some surviving spouses may qualify. Service history and discharge status matter. A Certificate of Eligibility helps establish eligibility; it does not guarantee loan approval.
No. No-down-payment financing may be available when entitlement and property value support it. Closing costs, prepaid expenses and a funding fee may still apply. Your Loan Estimate gives you a clearer picture of the cash you’ll need.
The funding fee is a one-time charge that varies with loan type, previous use and, for purchase loans, down payment. Some borrowers are exempt, including qualifying borrowers with service-connected disability benefits and certain surviving spouses. Your lender must confirm exemption status.
The VA benefit may be used more than once. Prior use, remaining entitlement and restoration requirements affect your options. A loan officer can help you review your COE and what a future purchase may require.
Hero Loan is a private lender operating under Golden Empire Mortgage, Inc. A VA-backed loan is made by a private lender and partially guaranteed by the VA. Hero Loan is not a government agency, and the VA does not endorse the company.
